By booking a reservation with Costa Homes Rentals you are stating that you have fully read, understood, and agreed to the rental policies listed here.

This constitutes a written rental agreement between RENTER (also referred to as “Guest”” and Costa Homes Rentals. The following information outlines the rental policies and practices of Costa Homes Rentals.

Please read these policies and practices to be aware of the policies and practices when booking a reservation and renting a property.

When making a reservation, the rental agreement is executed between the reserving person and Costa Home rentals. The agreement is not assignable to another person, party, friend or family member. The person making the reservation is the responsible party and acknowledges all policies and procedures of Costa Homes Rental rules and regulations governing the use of vacation property and its amenities. Not adhering to the policies and regulations can cause loss of rental monies, deposits, additional charges and eviction.

RATES:

  • Our prices and fees are quoted in U.S. dollars and will be charged either in US$ or in Costa Rican Colones at the exchange rate applicable on the transaction date.
  • Rates are subject to change without notice.

RESERVATIONS AND CANCELLATION POLICY:

  • Reservations may be made either online or by calling COSTA DEVELOPERS directly at the
    Costa Rica number  + (506)2588-0718, + (506)2588-0719
    US number + (305) 420-5868 OR + (305) 407-9267.
  • Reservations made under a false pretense will be subject to eviction and forfeiture of advance payment/ security deposit and rental fees.
  • COSTA HOMES reserves the right to change property assignments due to maintenance repairs or other issues that may occur as unforeseen events, acts of God or the sale of the property. In these rare instances we will notify you as soon as possible of the change.

SECURITY DEPOSIT:

  • Advance Rental Payment (Security Deposit) is required at the time of booking the reservation and may be made by credit card authorization (a hold, not a charge) upon check in, or prior to check in if arriving after hours (see office hours).
  • After your stay, the property will be inspected by management. However, no guarantees that we will complete the inspection by the time the renter leaves town. Upon satisfactory inspection of the property, If COSTA HOMES need to deduct any charges it will do so at the replacement value and/or actual cost of the repair, plus an administrative fee of up to 20%.

PAYMENTS:

    • High and Low season reservations: a reservation deposit of 50% at the time of booking the reservation and payment of the balance at check-in. In the case of late arrivals (see office hours below) payment of balance must be made one week prior to arrival. If you have doubts as to your arrival time please opt to pay in advance.
      • Reservation deposit Refunds:
        • 80% if cancelled more than sixty one (61) days prior to arrival.
        • 60% if cancelled between sixty (60) and thirty one (31) days prior to arrival.
        • 0% if cancelled thirty (30) days or less prior to arrival*. 
    • Holiday and monthly reservations: 50% at the time of booking the reservation and payment of the balance thirty one (31) days prior to check-in. Advance payments do not qualify for refunds*. If the balance is not paid in full by the applicable due date, the reservation will be cancelled.

KEYS AND DIRECTIONS: Our office hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. Our normal procedure is to leave an envelope with keys and directions at the Main entrance of Costa Montana Project.
  
CHECK-IN POLICY: Check-in is at 02:00 PM. If you need to check before this time, please advice Costa Developers office. Upon arrival, you will receive a property check list, please review your accommodations and report any damage, housekeeping issues or unsatisfactory conditions immediately, any unreported damages or problems will be deemed as caused by the renter.

CHECK-OUT POLICY: Check-out is at 12:00 m.d. If you need to stay longer, please contact Costa Developers office. After your stay, the property will be inspected by management. Should there be any damage, loss, repair work or extra cleaning required, the client will be responsible for these conditions and costs. Costs will be deducted from the security deposit.

OCCUPANCY LIMIT: There is a maximum number of 2 people per bedroom and allowed to stay and sleep in the house at all times.

MAID SERVICES: All houses include maid services. Guests agreed to maintain the cleanliness of the premises during their occupancy, if the house requires an excessive amount of cleaning (above the standard) a cleaning fee will be charged.

SATELITE TV: All houses include cable tv. You will find a list of the channels in the following pages.

NO SMOKING: We have a "NO SMOKING" Policy. Smoking is NOT allowed inside any of the Model Houses. Smoking is only permitted outside on the porches or decks. If cigarette butts are found around the house property, additional cleaning fees may be charged.

NO "HOUSE PARTIES": Our rental houses are individually owned by people just like you, they are NOT “PARTY HOUSES”, as such, we expect them to be treated with respect. if any complaints on this respect should arise, Costa Home Rentals reserves the right to terminate the lease and evict the client.

FIREWORKS: Fireworks are not allowed on the property.

PROBLEMS WITH APPLIANCES/ELECTRICAL ITEMS: If you have any problems with any appliance or electrical item, during your occupancy, please call CPC. All of the appliances use 110 V. An extra fee will be charged if the damage is result of the negligence or misuse by the guest.

MOVING OF HOUSE FURNITURE: It is prohibited to re arrange the furniture, any repairs resulting from damages caused by breach of this provision, will be charged to the client, including, but not limited to, damages to the furniture, the house’s flooring, walls, etc.

UTILITIES/PHONE: We will pay all utility costs (water, heat and electric). You are responsible for your own long-distance telephone charges by using a phone card or your cell phone.

DAMAGE TO HOUSE PROPERTY: Premises are to be left in undamaged condition.  Additional charges may be assessed to cover damage or repairs.

RENTAL TIME: All houses are rental exclusively for vacations and tourism purposes only. No permanent dwelling is allowed. The maximum time to rent the house is 3 months.

If the terms of this agreement are violated by the Guest, COSTA HOME RENTALS may terminate this agreement. Upon notice of termination, GUESTS shall vacate property IMMEDIATELY.

All accommodations are governed by appropriate Costa Rica Laws and also Rules and Regulations that are applicable to said premises. These Rules and Regulations, where applicable, will be informed to you at your arrival, so be sure to understand them thoroughly.

The parties agree to abide by Costa Rican law. Any conflict, dispute or disagreement, arising as a result of the interpretation, execution, breach, termination or liquidation of this Agreement, is to be settled through arbitration under the Center for Conflict Resolution of the Costa Rican American Chamber of Commerce in San José, Costa Rica, with unconditional submission to its norms and regulations as applicable at the moment of the conflict.
